It's a nice idea but there will be several area to consider:

1. Better to have a private car as it is difficult to take public transport in industrial area if you leave there at late night or after mid-night

2. For married men, your wife will worry about you that what kinds of people you will bring at there and is it really for listening music ......... (can imagine what family problem will happen)

3. The rent is for sure an extra cost on montly basis. If you want to rent a large space (large place is better for creating sound space), it will cost more.

Any good recommendations for 20' wide x 30' deep with the following condiitions:

- in HK Island or accessible via tunnel nearby
- with private car parking
- budget at under $10K per month (all-in costs)
- good security
- relatively new

咪一味貪大地方，玩hi fi講求optimal size，太大好難玩到靚聲，除非有好多銀紙燒．十三四尺乘廿鬆尺已經夠玩．

I agree. If you have to listen to music in a large room (means you may be rich), then you need speakers that can play real loud with low distortion because you would be sitting quite far away from the speaker, this mean you need big and expensive speaker system, but at the end you may end up with similar sound quality of a not-so-expensive and not-so-big system in a much smaller room. At least this is what I have experienced. :)
